A well-maintained steel door or window is one of the lowest-maintenance investments in a home. A neglected steel door is one of the more expensive problems to remediate. The difference between the two outcomes is a consistent annual maintenance routine — and for coastal locations, a quarterly one. This guide provides the complete cleaning and maintenance checklist for HERRERO steel doors and windows, with specific guidance for coastal California applications.

Standard Cleaning (Twice Per Year for Inland; Monthly for Coastal)

Cleaning is the foundation of steel door maintenance. Salt deposits, dust, industrial pollutants, and organic material accumulate on exterior surfaces and create conditions for accelerated finish degradation if not removed regularly. The recommended cleaning solutions are: 1 teaspoon of baby shampoo per gallon of water, or 1.5 cups of white vinegar per gallon of water. Either option is gentle enough to clean effectively without damaging the finish or glass seals.

Cleaning procedure: rinse all surfaces from top to bottom with clean water; clean with the soap solution and a soft sponge or brush using uniform pressure, working horizontally then vertically; rinse thoroughly with clean water (do not allow cleaning solution to dry on surfaces or puddle at glass edges); wipe dry with a lint-free cloth; dry the frame sill and track with a separate cloth. Do not power-wash. Do not use ammonia-based cleaners (standard glass cleaner is ammonia-based — use a separate non-ammonia window cleaner for glass). Do not use abrasive pads, steel wool, or razor blades.

Annual Inspection Checklist

Once per year — quarterly for coastal — inspect and address each of the following:

  • Finish condition: Look for chips, scratches, or any rust-colored (brown) residue on the steel surface. If rust residue is present, clean the area immediately, assess the extent of finish damage, and apply touch-up paint with HERRERO-approved coating. Untreated oxidation expands and voids the product warranty.
  • Weatherstripping: Check all weatherstripping for tears, cracks, brittleness, discoloration, or loss of compression. Weatherstrip that no longer springs back when pressed must be replaced. Mineral spirits or petroleum-based products can damage weatherstripping — use only compatible cleaning agents near weatherstrip surfaces.
  • Hinge lubrication: Lubricate all hinges with an appropriate lubricant. For standard installations, once per year is sufficient. For coastal installations, lubricate every 6 months minimum. Unlubricated hinges in salt air environments wear rapidly and can cause alignment problems and operational stiffness.
  • Hardware function: Test operation of all locks, latches, and handles. The lock should engage and disengage smoothly. The latch should fully retract and extend. Any stiffness or binding should be addressed immediately — often it indicates frame adjustment is needed before the problem compounds.
  • Track and weep hole cleaning (sliding and bi-fold systems): Vacuum tracks on all sliding doors and windows. Remove all debris and dirt from the track channel. Inspect weep holes on the bottom exterior of the frame — use a soft brush to clear any debris from the openings. Blocked weep holes prevent proper drainage and create conditions for water infiltration.
  • Roller adjustment (sliding doors): HERRERO sliding door rollers are adjustable for proper height clearance. Insert a screwdriver into the access hole at the bottom of the door to adjust. Proper roller height ensures smooth operation and consistent contact with the track.
  • Sealant inspection: Check perimeter sealant (between frame and adjacent wall material) for cracks or voids. Remove and replace any deteriorated sealant — do not apply new sealant over old deteriorated material. Use a sealant compatible with both the steel finish and the adjacent wall material.
  • Glass seal check: Look for any fogging, cloudiness, or condensation between the panes of insulated glass units. Fogging inside the unit indicates seal failure — covered under HERRERO’s 3-year glass unit warranty when reported within the warranty period.

Removing Stubborn Residue from Glass

For hard water spots, paint drips (latex), or construction residue on glass: for latex paint, soak with warm soapy water and gently remove with a damp cloth; if needed, carefully use a plastic putty knife (never a metal blade). For hard water spots, non-gel toothpaste applied with a damp cloth in a circular motion is effective. For harsher scratches or deposits, cerium oxide polishing compound is available at most hardware stores and through specialty glass suppliers. Do not use razor blades, steel wool, or abrasive compounds on glass surfaces.

Condensation Management

Condensation on the interior glass pane surface (not between the panes) indicates high interior humidity — common in new construction as building materials dry out, and during California winter months. Interior humidity above 35% in winter creates conditions for sustained interior glass surface condensation. Manage humidity with exhaust fans in bathrooms and kitchen, ceiling fan circulation, and a dehumidifier if needed. Condensation on the exterior pane surface is a normal occurrence for high-performance insulated glass and indicates the glass is performing correctly — it will evaporate as the day warms.

Coastal Quarterly Maintenance

For installations within approximately 1.5 miles of the ocean, all items above apply every three months rather than annually. The critical additional requirement is fresh water rinsing to prevent salt deposit accumulation — salt accumulation is the primary accelerant of corrosion in coastal environments and must be actively managed. Any scratches or chips in the exterior coating discovered during quarterly inspection must be repaired immediately — in coastal environments, unprotected steel can show rust within weeks.
